The restructuring and refinancing of large and small loans and equity investments in all asset groups that have dominated the US real estate markets since 2008, was fairly smooth in 2016, with debt maturities of $126.8 billion being refinanced by a mix of debt and equities. Substantial refinancing activity is anticipated to continue throughout 2017, as an additional maturing commercial mortgage-backed securities debt would require refinancing of about $117.2bn. Owing to a growing number of retailer bankruptcies and a decline in store counts by national retailers, retail sector loans generate the most concern for refinancing.
Recapitalization trends in recent years have employed significant new equity infusions, as leverage rates have plummeted from first-hypothecary loan amounts that were generally 70 to 75 per cent, for stabilized commercial assets in the mid-2000’s, to rates that are closer to 50 to 60 per cent in today’s refinancing markets. It is estimated that approximately 35 percent of office refinancing, and 45 percent of retail refinancing will be recapitalized with additional equity.
